The federal government has introduced new legislation under the Making Life More Affordable for Canadians Act, designed to help first-time buyers reduce upfront costs by offering meaningful GST savings on new construction properties.

For many buyers, this could translate into tens of thousands of dollars saved and a stronger position when entering the market.

What This Means for Buyers

Under the new rules, eligible first-time buyers may qualify for a rebate on the 5% GST applied to newly built homes.

Here’s how it works:

Homes priced up to $1,000,000 may qualify for a full rebate (up to $50,000 in savings)
Homes between $1,000,000 and $1,500,000 may still qualify for a partial rebate
Homes over $1,500,000 are not eligible

This program is particularly impactful because it can be combined with other incentives, helping buyers further improve affordability.

This rebate is expected to apply to purchase agreements entered into on or after March 20, 2025.

However, there is still some clarification pending particularly around whether eligibility is based on when the agreement was signed or when it becomes firm.

Already Bought a New Build? You Might Still Qualify

If you’ve recently purchased a newly built home, you may still be eligible depending on your timeline.

• If you purchased after March 20, 2025 and have already taken possession (before March 12, 2026), you may be able to apply for the rebate once the process is finalized
• If you’ve signed but haven’t taken possession yet, there may be an opportunity to have the rebate applied directly to your purchase price
